I just recently started a jiu jitsu academy with a couple of friends, and although I was not in the day to day grind of the process in finding a building and building the space out, I did become fascinated with the process.

A basement with a separate entrance but no kitchen is not considered an ADU, and therefore does not have the 120 day limitation. 

@Daniel Kazakos Correct, I don't think I could qualify as a RE Prof in the next couple of months given that 750 hours is required and nov and dec are "short" months. 

I'll underscore a couple of points. 

The numbers I use for an STR and long term are different so I would probably analyze them separately and then put it all together.

A couple of tips:Ask specific questions: The more specific your questions (like, “How do you evaluate a potential deal?”

We were being transferred to that area and went up to look at a couple different homes in the area and that one came up that day, and we made a full asking offer immediately.

When ADU is complete, rent it or move in and remodel main house.After a few years, I think it is highly likely (again wouldn’t count on it, but would leave the possibility open) that CO allows and encourages those who build ADUs to subdivide their properties so that more people can own their homes.sell the ADU and main house separately, benefit from enormous upside.

There are a couple REIAs in the Tri-State area, but none of them are backed by the power of BP and the incredible people that it tends to attract.
