I'd sell #1, even if you have to take a loss on your equity.The market does go up over time, but most markets seem to be stagnant right now, so when does that change?

If true, then you would want to have each property 100% in the name of the LLC, with a mortgage and deed in the name of the LLC. 

Of course, values have dropped dramatically, and additionally, extreme foundation problems have occurred.

Now the job is almost done and management company is asking me for work compensation and insurance say I have un-authorized job done.  

why not have that hard talk with your current manager to understand the reasons for not getting the result you want?
