If you still can't get an estimate of value after discussing with your realtor, the other alternative is a Desktop valuation from a licensed appraiser(call a few appraisers and get some quotes) should be way cheaper than paying for a full appraisal.Good luck!

Although I wouldn't recommend the latter to someone that doesn't really understand the contract; I only feel comfortable writing my own contracts becasue I worked for a high volume broker in the past and wrote his offers everyday so I'm pretty familiar with the Hawaii PC.
