We are based of course in one of the most expensive places to live yay to that.

Based on the continuing research, wholesaling property wouldn't be the right strategy. 

Regarding the location of the Qualified Intermediary (QI), it doesn't matter whether they are based in New Jersey, Florida, or elsewhere.

Based on how many people have moved here from other states (specifically California, Oregon, Washington, and then a few areas like NY/NJ) along with the amount of redevelopment projects and the chip factory that was put in - I think there will be further appreciation for the foreseeable future.Will Phoenix economy be depended on this chip factory?

I have not started looking in those markets yet, but based on everyone's great input on here I definitely will now. 

One challenge was getting the hotel occupancy up after renovation since no one had booked or stayed in years so there was no existing guest base.

Since I'm based in Tampa, I don't look outside and compare markets. 

Based on our preliminary plans we should be able to relatively easily convert the basement into a 3rd unit or just rent the 1st floor as a duplex down 4bd.

I don't remember the exact cost when I did it but I remember thinking it was cheaper than expected.I didn't see a comment mentioning that you should just include utilities in the rent and increase it based off that so I'll be that guy.
