What works for me might not work for you and vice versa, that is entirely fine. 

I have worked in customer service, I have seen great customer service reps that are terrible people and vice-versa; Brian seems to be the type of guy that is meant to help other people, more importantly this is not only his approach to his coaching but also, the way he approaches his real estate business and while I cannot confirm this, I would say his everyday life.

As far as networking and partnering are concerned, actively network and you will find partners (i.e. people how have what you lack and vice versa).

That says that you are thinking about what the investor can do for you more than vice versa.I think maybe what you could do is offer your services for basically free.
