If you and your crew can get in there and crank one of these spec houses out that's in line with other new builds in the area as far as price point, and you can keep from having too much capital tied up on your (maybe) undesirable lots, it might not be a bad idea. 

On the other, you have traits of unsafe, undesirable homes. 

We did see a few STR Viable spots however the homes either required a large cost prohibitive renovation in the short to mid term (I don't want to spend any of my Cash right now, Given economic conditions) OR They were in area's that were undesirable for renters and my Spouse to live.I will be on a "Shore" tour so I will be here for 27 Months and the Least with minor travel.Thank you for your Reply Sean!

The numbers do NOT work at this time and inventory is getting more and more undesirable with inflated prices. 

Locations vary from out in the boondocks to close in but bumping against undesirable uses near highways, dumps, etc.

Looks like you are buying at an after repair 9 cap, which is pretty decent, this deal does not sound bad to me unless it is in a undesirable market like Flint, MI.

The building stock in New York City is already old and undesirable compared to newer cities.
