Especially ones near the beach (for retirement) 

Another idea we’ve been dabbling with given western Michigan’s coast is short term rentals in one of the beach towns along the lake.Would love to hear people’s thoughts, share their experiences, or give any advice regarding the GR market and surround area. 

Would love info on PC and P C Beach.

Also, I won't profit right now from rental income - only my IRA will profit (yes I know it's me later in life), but I want more capital now so I can pay down my private student loan faster and repeat the process with other properties.The place is 1 mile from the beach, 2 minutes to the bus stop, 1 mile to the train, and less than 1/2 mile to a new mixed use development that will open this spring (just the 1st phase) and it's a 20 - 30 yr mixed use project. 

Places like Clearwater Beach that had existing laws can keep the law but cannot change it.Orlando has some communities built where they were built for investors/second home owners in mind to use and then rent out most of the year. 

I actually am located in Palm Beach County in South Florida and love the area.

Many bought in smaller metro areas such as Virginia Beach, Cincinnati, and Detroit, taking advantage of the remote working policy of many companies."

There are only a certain number of homes that can be built new the beaches or Eastern Shore waterfront communities.

The building is located downtown of a touristy/beach town.Here's some details about the numbers/location/property:- $50-70k per unit estimated revenue for STR (majority is from 4 month peak season in summer/early fall).
