When it pops up, I make my offer.I already have my RE Agent in that market looking for me based on my buying criteria, so they are my eyes, which is shy I don't need to see the property until after an accepted offer...and that's just to verify that the property meets my criteria.

The 4-quads are about 2x in price and cash flow about the same and maybe slightly lowerI see the advantage of 16-unit as rent upside w value add and reno, same PM team (same for both cases though)For the 4-quad: financing is easier and can sell individually.

It's great insight since the tenants are living their normal life there versus a staged home.You may be able to talk with the tenants if they are there when you see the property.
