I gave my Optionees a square deal. it's not a bad thing to know how to properly execute lease options but I wouldn't pay money to learn it or think I was going to build wealth with it. 

So, in actuality the divide between “good” PMs and “bad” ones is probably no different than any other service provider, be it real estate broker, mortgage originator, etc.The key word I has in my sentence was MAY; as in MAY be hazardous to your financial health.

Aloha is the only name that shows up in the public record as owner of the loan.Wrt whole notes, ownership of the note and mortgage/DOT is transferred to the investor via an assignment and allonge.I agree w/ @Jay Hinrichs, a 100% secured interest in the loan is safest.I haven't invested with them yet, still considering.

When you sign almost all mortgage closing packages, you are signing an Occupancy Clause that states you are intending to live in the home for 12 months.  

The market has been incredibly robust the last few years and I don't see that changing anytime soon especially as mortgage rates continue to decrease.

I was buying homes for $100k with $25k of my money, and the mortgage was paid off by the tenants.

Most mortgage companies will not call loan due if payments are current but you do run that risk and need to be prepared to payoff or refi at a moments notice.

I continue making the underlying mortgage payment myself (autopay) and get reimbursed from the borrowers payment.
