Does anyone utilize a checklist when taking calls from prospective sellers in order to maintain consistency and gather only the needed preliminary information? 

usually you get the preliminary title report with in 3 days of opening escrow,why was the liens not discovered then ,but so late into escrow?

Here is some preliminary information I received (I don't think anyone would mind me sharing this):  "Our current RF meter prices (only offered to our submetering service partners) are $65 for interior application and $95 for exterior applications.

So you'll need to do some investigating.

Question,   should I put the money up to have it surveyed and create a preliminary planned development?

I've had legislators tell me no to something that I've wanted to do...and after a little investigation, I've found that they own property near mine and they personally don't want it there and use their office to try and intimidate me, and hope I go away.             

You should also investigate if there have been changes in laws or zoning that the current property is grandfathered into that would pose restrictions on a new construction.  

ALSO TOGETHER with and subject to the easement of passage way for the use and benefitof the owners, their heirs and assigns of premises known as numbers [1a, 1b,1c] [street name], which said passage way is more particularly bounded and describedas follows, to-wit:BEGINNING at a point...then it just goes on to give the location in coordinates.How do I go about investigating this further?

We reached out to selling agents, signed the CA, got the financials, visited the properties, talked to banks and got preliminary paperwork started to be able to write a LOI (Letter Of Intent).
