My original goal before starting was chasing cash flow and not equity so I was doing the numbers in my head for like 1k a month cash flow before I got to the real numbers and saw the reality and tbh if I have to pay for PM and capex and maintenance then I can kiss my cash flow away BUT I would still be building equity should I still look at this as a good deal?

You need CoStar and Crexi to have any chance, but more than that, you need to know who the industrial players are in your area.

Then chasing materials and actually doing the work is a time consuming venture. 

Chasing cash flow in these neighborhoods is rarely a viable business model as I've learned.

Lenders will chase you down and offer the world. 

(I've heard stories about boondockers getting chased out of the walmart parking lots here, but not from any direct source.)
