I found the most success in discussing my vision of what the investment/cash flow could do for our future selfs rather than talking about the ins and outs of the deal.

My vision would be to acquire 10-20 acres with an existing property, be able to rent the property (or live in it), and figure out how to cash flow on the rest of the acreage.
