Analysis wise - theres a ton of variables that come into play when seeing how well a home will perform.

I'm thinking of a short term vacation rental (that'll just be about patching up a family property that happens to be in a heavily touristic area) and then in the future...

Performance expectations and deal horizon can be adjusted and recommunicated.  

The terms will be fair, but also terrifying for non-performance.
