I just closed on a property that the tenants were supposed to be of their rent but turns out they aren’t.I’m gonna try to play nice and get all the information I can on them, so maybe we can get rental assistance.I think NYS will extend the eviction moratorium as this state sucks lolI wonder how NYC is going to be when the chips fall

You aren’t going to get much more durable than 4 coats of poly on oak.

If you're wanting to get access to some of your basis to get some chips off the table then do a complete 1031 sell, and buy at least as much as your net sale. 

The seller gave me a deal and there's no doubt he was all about saving 6% in realtor fees; I used that fact as a bargaining chip and because of it I got a lower price.
