I lightly stage my BRRRRs before the appraiser goes in.

I would suggest getting professional pictures taken, or at least using something a bit more high quality and ensuring there is sufficient light in all the rooms.

at a bare minimum, new paint and carpet/plank everywhere and changing out all the cabinet hardware, electrical covers, fresh light fixtures, etc. will make things look fresh and clean.

Where I'm at (Minneapolis), anything less than 1% would be considered light. 

They need to make before they lose money or even worth marketing the asset for youI don’t believe at all this is like McDonald’s, it’s more like calling an electrician to change a light bulb, there will be a travel charge // min charge for someone to come do a specific job.

Hey Tonatiu, I would start with something either turnkey or light value-add, so you can start forming your boots on the ground team with less pressure and risk.

Also, they have limited and low quality products that you choose from for materials such as flooring  bathtubs, and lighting, etc.

I will deep clean the property and lightly stage it before the appraiser comes.
