.: I wanted to get involved in land investing and made a post about it during the summer and have continued to look at it until now.I was questioning if I should trust a land guru in my area so I asked about it and got some feedback.So then I have searched for land investing education programs and a name was at the top on google and I saw he had a lot of information out there.I did research on him and watched a lot of his videos and it all sounded good but I heard him talk about how he now owns over 1000 doors in multi family, so I started thinking about it. 

For instance, if I buy a house 20% down, 5% closing prep costs where the rent matches the mortgage, interest and tax and assume a 5% rent growth and appreciation, I'm expecting an 11% total return which is just not good enough for the hassle involved. 

Further more I only need to file taxes in WY since I am not in CA so not doing any business there so don't have to file CA taxes.My questions are as follows:1.

Your overall experience investing in a syndication involves much more than the yield you could achieve.

I can not do a execution of ejectment because the case was never filed in court.

Will they have trouble making the payments to you while also having enough money to keep up with the maintenance and repairs/ tenant issues/ all the expenses involved with owning the property?
