Here are some “creative financing” strategies / tactics that increase your leveraging/buying power.

There's always a shortage of deals in the market, specially now.Good news is that once you gain some traction, you'll be able to buy better lists, a power dialer and even hire a VA to help you find qualified seller leads (I run a call center for Real Estate).

It’s extremely rare to ever get sued for over 1 million.

Another way to supercharge this strategy is to mix in the power of assumable loans! 

I have two friends who own rental properties and they are successful with their properties, I read Rich Dad Poor Dad twice along with Rental Property Investing and Power of Habit, I've been told by multiple people apart of the Baby Boomer and Generation X that they wish they invested in Real Estate at my age, I was a Resident Advisor at my University and I enjoyed that role so some of the skills are transferrable, and lastly this is the best time for me to take a risk.

(doubt this is accurate)Regardless0.02% of 500,000,000 = 100,000 people are successfulSo you see ONE HUNDRED THOUSAND success stories, people holding up checks, bragging about how many Lambos they buy... but what you will never see are the rest of the 499,900,000 people quietly crying in the fetal position on the floor that lost a fortune trying those tactics.You don't hear from them, you don't see them and you only see extremely incomplete data.Again,I would stop telling others it is a numbers game.

Like many (most) small business owners especially in this high interest rate environment, we have to use make extensive use of our personal credit rather than using extremely expensive business credit.

I've already found this community and the podcasts to be extremely valuable.
