Does your lease say they must follow the R&R and are liable for any fines by the HOA for breaking the rules?

Both are fine just different in approaches.

Starting with a single-family rental without an LLC is perfectly fine, especially since your mortgage won’t allow it right now.

If gone unaddressed, complaints can lead to costly violations & fines.
