I've been listening to countless podcasts and reading as much as I can but I haven't seen my question answered so I thought I would join this forum and throw it out there.

I am a beginner that has read and read, watched countless videos from the top 4 or 5 experts in the field and never heard this asked.  

I am SO thankful to have been turned on to networks like BiggerPockets and to see the countless people out there eager to help each other learn, and in turn grow each others businesses.I have spent every moment of my free time brainstorming, researching, and networking since the weekend.  

It took us about six months, four builders, and countless subs to get the estimates we needed to choose a direction.

I would suggest starting with wholesaling since it requires no money down (other than marketing costs) and can generate cash you'll need for future down payments, it will also give you the skills to find motivated sellers and under-priced houses.There are countless articles on BP and other places to find ways to find motivated sellers so I won't bore you with them here and definitely check out the book, The Wholesaling Bible by Than Merrill to get started.Dallas MF have been great for me and it seems like they just keep going up and up.  

I understand the basics, have read countless books and blogs, but just can't seem to get past myself to get going. 

OK...so I've been listening to Bigger Pockets Podcast for months now, researching countless strategies and obtaining mass amounts of information regarding the buy and hold branch of real estate. 

Today - not only does a gang of 20, or however many of them there are now, youngsters have a nice job, salary, benefits, and a corporate place to call home, but countless, myself included, people making huge amounts of money facilitated by BP.
