For the past couple of years, after noticing a really disturbing trend in the marketing practices of Turnkey companies, I've started focusing my talks on how companies can use good marketing practices and how investors can cut straight through the crap and eliminate companies that deliberately lie in their marketing.I am going to give every out of state investor looking to buy Turnkey properties or even looking to hire property management two quick lessons and five tips on good due diligence.First, ask questions. 

If you lie to them it's mortgage fraud.

Is it your advice to only invest in rural, out lying counties?

That does sound like an absurd lie to me.

I wold be lying if I told you I could recommend an investor or lender for and RV park. 

Usually the basics for good curb appeal and return would be:Green grass (no weeds or big empty patches), have the trees and bushes pruned.Use low lying flowers/shrubs at front of house so there's some color and character.. but you're not blocking up the view of front of the homeKeeping things generally 'manicured' is the better way to go. 

And when debt is most successfully used, it will make you grovel first and ask questions later.When you lie down with dogs you get up with fleas.Just because "everybody else is doing it" doesn't mean your a$$ is going to sting any less from the beating you will receive along with everyone else when the times comes.God preserves fools and drunks, but he hates cheaters.

Money talks and the numbers rarely lie.
