Factored in light plumbing, new kitchen, upstairs bathroom, light sheetrock/spackle/paint, siding, all new flooring, and all the other miscellaneous like fans, lights, doors, etc.I have been blessed to be in a family of carpenters (dad, uncles, brother, grandfather) and a family of realtors (mom, stepdad) so things work out quite nicely.

Do you have a lawyer on your team that that deals with holding funds, witnessing documents and reviewing contracts?

I know I don't have anything close to the experience you do.I'm basing my opinion on personal experience, both installing laminate and witnessing its durability.

You may have to shop around for one willing to do it, but make sure they have a witness of their own.

I have witnessed a cash out refi of 75% of appraised value with a conventional loan (Fannie), however, the lender required the property to be retitled at closing and the loan was in the name of the individual and not the LLC.
