What company you use for cold calling and why?

I've been cold calling an absentee list and I ran into a seller who inherited a plot of land but doesn't want pay to hold it.

You can add your phone number to the do not call registry and it can help keep them from cold calling you, at least the ones that will follow the law. 

If you have trouble figuring out which is the water line then go inside the house and turn on the cold side to one or two faucets.

I have not had the home/lot appriased yet my value is based on cold offers I have received from other investors and comps with much smaller lots. 

Cold calling agents, reaching out to brokerages, going to real estate meetups and letting people know what you are looking for.

First, our winters here in Boston can be rough - and tenants can be very sensitive to issues due to lack of insulation (cold spots and drafts) Second - big picture you may not have this property forever and will need to insulate before selling because that will impact how a potential buyer will value the home.

Foundation issues are widespread due to faulty drainage and the cold winters.  

A fellow I trust suggested looking first in markets where you have friends/family/boots on the ground who can be local guides, and only going into a market cold if you have no other choice.
