I have a 3 flat in Lincoln Park, Chicago, IL that I am planning to list for sale in the next 3-6 months.Currently owner occupied in 1 unit (Duplex up, 3 bed 3 bath).The other 2 units (2 bed 1 bath each) are rented.I am wondering if it is more attractive to buyers to leave the 3 bed 3 bath unit vacant when I move out, or should I place a tenant in there and then list for sale?

I have my first property (townhouse: 2 bed 1.5 bath, HOA) that I got back in March of 2020, just before covid hit. $175,000, 3.25% APR (thanks to VA loan), currently have a bit over $50k in equity if I pull it out.

They get about $681 a bed and we estimate they can fit 40 beds.

Not going to be a huge cash cow per bed, but with the amount of people moving here (looking for a quick cheap sublease till they find a place they really like), students, and temporary IT and medical workers I don't see myself having any problems filling the other two beds for at least $400/month.

I would only refinance if the interest rate is below 6 (I know it is higher than what we have) but my worry is that if we don't act soon we will not have a home for less than $1.5M here soon (which to be honest here is about a 2 bed 2 bath house so pretty small).
