It never seems to amaze me (or aggravate me) that my properties always seem to stay vacant longer than I anticipate, or that those properties always seem to cost more to recondition once a tenant leaves.Good luck.

I'm still going to have to stand by my thought that anytime you invest in something be it RE or another business you are still speculating that you will gain a particular profit.Speculation might be minimized and almost abolished by close and careful calculations, but you are still speculative about your anticipated profit.Cheers everyone :D

I asked myself the same things others ask before doing this - I'm afraid a) that I won't be able to pay the rental mortgage, b) that the house will need more work than I anticipated, c) that I won't be able to rent the house, d) that the eventual tenant won't pay the rent, e) that the tenant destroys the property, etc. etc.I was afraid of all those things, and some did come to pass, briefly.

I found a property on a listing service (listed by an agent on loopnet) and know of a company has an ad that says they're "looking for properties with equity"...is it acceptable to point it out to the buyer in anticipation of a finder's fee?
