UTLS  etc .. permits many CA locations permits can be 50 to 75k per home.. but I like building these days as a preferable to heavy duty rehab.. last comment is log home in your area unless your way up in the moutains above SD  its too hot and sunny those log homes will get weathered pretty badly and they usually don't fit in the scheme of what is going on in the area like say a desert style home with stucco etc.. that can handle the heat and sun

Yes if you have tons of reserves to cover yourself when the sh*t hits the fan, then sure....you can ride the storm when your are leveraged up the a$$ and it all tanks....but most people that are leveraged that high do it because they don't have the reserves sitting around.......they cant weather the storm for 2-5 years until they can break even again.....It surprised me how many people are back on the gravy train of leveraging the hell out of everything because it will never go south again....dangerous road.

When we did there lease we talked to them about how they will not be able to smoke inside the building anymore and put it in the lease.It has been two months now and at first they were doing a good job about going outs which was easy with the nice weather but now that its getting colder they are coming outside less and less which means one of two things. 1.
