I talked to my loan officer and I realized that if I closed on the 5th of December vice the 1st (which is what we had originally planned) my payments wouldn't have been until two months late vice one. 4) Lastly, if some of the units are occupied (which hopefully they are so that the property is already generating income) then on closing day the sellers will have owed you a prorated amount for that months rent (unless you decided to close on the 30th or 31st of that month) and you will get another month or so of rent without having to pay a mortgage.And that my friend is one of the many ways to get paid on closing.

If they can,what prevents my buyer from trying to go around me and deal direct with the seller (or vice versa) and cutting me out of the deal?

Assuming you have an iron clad operating agreement between you both and both are on title at COE (close of escrow), I think it is an excellent idea to get into the rental market, secure a property to live in and do so with help (your friend) and vice versa.I will only reiterate that you must have a solid in writing agreement as to who gets what, who is responsible for what, etc. lastly, make sure you get a good price!!!!
