They are over doing it with extra appliances, the building is wired terribly, and the circuit breaks each time they put the microwave on the wrong circuit.

And also if all things go terribly (like the above scenario of -1517 cash flow), if you'd be able to hang on to that until it appreciates or until you can figure out a way to bump the cash flow.

I think this is a terrible idea unless you can target micro-trends in specific markets where you can expect significantly higher than average appreciation in the SHORT AND LONG TERMS.

As a LL if that is your cost, you need to find better service provider options.In the couple of rare instances where we've rejected someone based on findings in the credit and background, these people knew they were lying and I'm happy to keep their money.Trying to find good renters in Chicago in the winter is terrible. 

I have never seen a drop in sink in granite, but I would never do one myself, it would look terribly cheap.

I understand the types of loans, the problem is we're only being offered terrible terms 3/15 or maybe 5/15 with high rates.
