Oil is in a slump now, so I expect these costs to again rise in the future.Timers for car plug ins helps dramatically in winter, we saved a few hundred this year by using them....Timers go for $20-$30 each at Lowes, I also provided my tenant with one for use, and stipulated in my lease that they are required to use them.As far as any maintenance that needs to be performed, nothing outside really gets done in winter without exorbitant added costs.

I have a general question about advertising a rental (in Upstate New York) - If I post an apartment listing with certain criteria or stipulations (eg. rent price, pets/no pets, smoking/non-smoking) only to find out that either my rent is too high or I'm leaving out a huge market share of tenants because of a "no pets policy", how can I go about changing my listing criteria without it being considered "discriminatory" against the applicants I have already turned down based on my previous stipulations?
