I started by patching about a dozen (not small) holes in the wall, re-doing all the drywall in the bathroom, installing new shower plumbing, putting in recessed lighting, installing seamless LVP throughout, texturing/priming/painting all walls, installing new 5 inch pine baseboard all around, and installing custom bathroom vanity/pantry cabinets, and hanging new custom shaker doors in the kitchen.

Unfortunately, with the number of pivots that are publicized and at inexperienced investor’s disposal, there’s never been more avenues for inexperienced investors to hold on too long.I hope inexperienced investors are mindful of this because I am constantly interacting with investors who are falling for these traps and doing immense harm to themselves, even if they may not be fully aware at the time of their decisions.It's crucial for investors, especially those just starting out, to recognize that not every investment will pan out as hoped (unlike what the gurus will tell you).

With the new landlord/tenant ordinance that allows the tenant and extended amount of time to renew, this has encouraged prospective tenants to lock in leases for Fall 2022 term starting as early as last November.
