I just had one of these I made a title claim and the title company paid me off.if your stupid enough to buy without title insurance your in trouble.also if you don't know any better and don't pay for a policy that also covers the wholesale fee your going to be out of luck when you make your claim . along with any rehab you have done.Now for me I was able to make the claim and got paid AND I filed a quiet title action and won that so now I own the property .. the fraudster is being chased by the title company and well it took 18 months but it looks like we might come out ahead..

For those who've used bridge loans before, how did they impact your ability to capitalize on time-sensitive investment opportunities?

I am brand new to investing but looking to take action preferably in the multi family space .

@John William Kuhfahl You've given us next to no information, so nobody is going to be able to give you actionable answers other than theory, and certainly nothing answering to what you should do. 

I would say figure out your long-term financial goals and determine the best course of action with this money.

If you were going to pull permits for the work anyway, and depending on the past work where permits weren't pulled, the actions you need to take may be what you were going to do any way. 

I will consult with a lawyer before I do take action.1. 

I am currently in the middle of a rehab, things won't left with my General Contractor and I need to take action.

It may take time but it should start the necessary corrective/enforcement actions.

I still have risks and I'm putting a lot of faith in these providers, but I was tired of not taking action and ultimately realized that what was stopping me from action wasn't money it was knowledge.
