Here's the problem: They are not a sustainable asset for most to own; they are difficult and costly assets to exit through a sale; if you achieve favorable refinances, you may be able to use those funds to buy other (hopefully better assets) but are now faced with operating highly leveraged bad assets.

@Jason Wray Thank you very much for this response ..I’ve never sold one of my rentals before feels like I’m cutting off a leg and paying close to 100k for cap gains is really starting to eat at me 😵💫Any chance you would be so kind as to send me a link to something in the ballpark of what you’re suggesting this way I can get an idea of area and what this type of property could look like!

If you want to combine two or more lesser sales into one higher purchase that is fine as long as your purchase meets the timing requirements for each sale.

Either way it would be a grey area, selling a house with a different amount of units/bedroom/bathroom seems extreme though. its an auction site, I have seen auction sites miss the fact there was additional lots in a sale.

The worst is when a friend does a DIY sale then calls me after closing asking if they should sue the other party (usually for failure to disclose a known issue/ misrepresentation of the property/ they feel like they overpaid/ buyer's remorse).

Despenas LLC aka SDIRA Wealth aka Modern Day Living Real Estate LLC are all scam companies that inflate housing prices in the neighborhood only to sell eviction-prone extremely damaged homes with no intent to perform the agreed-upon inspection repairs and send you through multiple corporate hoops after purchase only to completely ignore you immediately after the sale.
