For example with the Cabela's and the large insurance employer, what happens if one of them decides to shut down or relocate? 

If they shut off electricity for 3 weeks to a majority of your unit, that is an issue that you could have taken action on.

It has 4 luxury cabanas a suite, restaurant, bar, swimming pool with jacuzzi and swim up bar. 

We are looking at a duplex in an up and coming area in SLC, UT that is near a great park, close to downtown, and starting to see a lot of restaurants and stores coming into the area.  

In my state we can't suspend rental services for non payment of rent (can't shut off utilities, lock-out mailboxes, etc etc) without following through with a complete eviction but a separate parking lease in a multi-unit building certainly is intriguing. 

Unfortunately they shut that feature down for some reason a few months ago

Currently, the rental unit is empty so I just shut off the furnace and the water heater to conserve oil, and frankly because there's no need for hot water and heat (currently not freezing).  

If the water gets shut off due to non-payment they will not turn it back on until it is paid by the owner of the property & per the landlord tenant law you have to have water or you are not keeping it.

., or 2) purchase a business, more specifically a restaurant; I have a long experience in restaurants and hotels, in order to more than make up for our income.
