I'd consult an expert - which I did when I bought notes.Make sure that you get a loan release when you transfer that deed to the buyer.

If so, I would ask them to either remove everything or to sign a release authorizing you to remove / dispose of it as you see fit.

Probably the easiest way to go is to refinance into a commercial loan with 4 condos under one loan, and then if you want to sell one of the condos, they can issue a partial release, and just release one condo from the loan.
