I recommend you read some books about how to manage properties well, use a strong contract, know that contract inside/out, know your state law inside/out, build policies and procedures to catch and stop problems quickly, know how to screen and select good applicants, etc.An ounce of prevention is worth a pound of cure.

Also, setting up proper banking and other procedures is important if you choose an LLC option (avoiding things that will help an appossing attorney break through the LLC)

forget to mention , there's recent development to build new class B+/C hotel like BestWestern in the area of around Waikoloa, so it's starting.This island is missing the middle lower-class brand-name hotel due to very limited hotel approval but it's there in extremely very limited approval.I think most local would reject most development, hence Kauai and big island is still more natural compare to lets say oahu/honolulu....
