Sounds like your property is either being poorly marketed.Or you are overpriced and are letting your ownership bias blind you to that.

Hello @Shawn McMahonIn the area you've mentioned, $190 will get you a nice 2-3 bedroom condo or townhouse in Arvada or Westminster or a small house in pretty poor shape.  

I bet the Seller received payment for September and October.

Poor condition or bad location and therefore not marketable to quality and respectful tenants? 

I would bet that the cost of the land is contributing to the $4M cost - although that does still seem high.. but I'm not super familiar with Truckee market. 

I was also not told of the unpaid sewer and water fees, my poor new tenant doesn't have water right now.Gary Garrison took over, but he has since left.
