I have one long term partnership that we share capital but I still do all the work ( rain maker) he is a cpa so he does do the books and tax return though :)  WE built one subdivision together were he put in 500k and I made him 1.2 mil in 18 months net profit so that was not bad.

I want to purchase my second property within 4-6 months of moving into my multifamily house hack, but looking for a guidance on the strategy to do so.

If it sold for $120K in 2007  , and your rent is $2000 a month , the landlord is probably cash flowing rather well .

Less than $300K in a mortgage, generating $4,000/month in rent.

We also give the agent $100 for every current tenant that resigns for another 12 month lease.

Install cameras and exterior lighting on timers, place no trespassing signs, and place items that indicate occupancy - like a BIG dog bowl near the front door, shoes, etc.

I was in contract to buy 100 houses from one builder who was selling for 250k in 06 my contract price 125k each.. thankfully I did not close as within 12 months these were trading as I said in the 50 to 60k range..

You could tell them to cancel the listing and you will find someone else to list it after a month not 4 months (the market take is subjective too, all dependent on what your house has compared to others, where it is located, the size of it, and so many other factors).
