I find it impossible to believe a person with enough capability to acquire 10 properties, facilitate in any fashion for tenancy in those properties, I just find it impossible to believe that person then is going to ignore all basic sense of having a default clause and securitize for performance.  

There's a number of different ways to accomplish this and they are all better facilitated after the 1031.

Apart from that work on getting very clear goals, the mindset you need to succeed, focus on building relevant relationships to facilitate partnering and mentoring and just take massive action.

To keep it "clean", our 1031 facilitator recommended sticking with the same name as title for financing or risk owing a portion of the deferred capital gain/depreciation recapture.

In Mo. you need an active RE license to facilitate a RE transaction, but you do not need a license to assign a purchase contract .

A listing agent who later goes into a dual agency relationship does not, at that point, represent either party, they can not, all they do is facilitate the transaction.
