The reason I say that is because when you list a home with a realtor, you get exposed to who I call “desperate homebuyers.”  Most realtors who are representing buyers are only going to show them homes that are listed on the MLS.  The buyer like most buyers will submit seven or eight offers and get outbid by cash buyers. At a certain point, they will get desperate and begin to offer 50,000 or 60,000 above the asking price just to get a home.

Of course capex does come into play, but I have a lot of factors on my side including most major components of the property have been replaced already, including roof replaced 2 years ago, water heater replaced 3 years ago, full house was just repiped, septic system is 5 years old, HVAC system replaced in last 7 years, i do not cover appliances with warranty in my rentals, and the tenant I placed in the property is a single dude who works 60 hours a week and just needs a place to sleep.

No one wants to make a six figure investment just to get shut down by the governing body for said neughborhood 4) property taxes are high so as long as you factor those into your underwriting and it still turns a profit, you’re fineMy overall thought is San Antonio is a wonderful market for STR as well as having the exit strategy to turn it into a MTR if need be.

Bookkeeping when it comes to real estate investments can get tricky.I often find the following mistakes occur1) They fully write off the mortgage payment when in reality the mortgage payment is broken down into Interest, principal paydown and an increase into the escrow account.2) If the property is managed by a PM company, do not factor in the PM Statement3) do not calculate depreciation expenseBest of luck in your search for a proper bookkeper.
