None of these fines are discharagable in Bankruptcy.

Excel works fine for tracking expenses with minimal units.

Look over bids with a fine tooth comb, no bid is the same.

But mind your business and you’ll be fine. 

The transition into and out of LLC was my biggest concern because it might be viewed as a short holding period, but it seems to be fine. 

I've seen a few clients get screwed when they acquired properties and State Farm had issues with their roofs (the roofs were fine!!). 

Most lenders are fine with just seeing a signed lease and receipt of the first month's rent with security deposit, so the tenant doesn't need to actually be moved in yet. or 80% though it will certainly make the process smoother if you have a tenant lined up.

If you bought the home yourself, with a higher rate at the time, and nothing else has changed (income, new debts, FICO drop) then you may be able to refinance just fine by yourself.

If a seller does not want to pay a buyers agent that is perfectly fine.
