I asked if they see any black growth on the spot where the leak happened, or any odor in the room, but they said both those things are not present.They are saying they are concerned and not very happy right now, and are hiring a mold inspector on their own to see if there is mold growth that happened due to the roof leak.

Go to "Black's Law" look up "Torts" then ask yourself if you should be leading homeowners to think they have sold their home under your contract.While you're on that site, look up the requirements to form a business contract, do you have the intent and ability  to buy as contracted or is your contract bogus and voidable?

The biggie in CA is the possibility of a creditor claim by Medi-Cal (DHCS) that could easily exceed the total amount of equity in the estate's primary asset, the property that you are trying to buy.As if that black box isn't enough, you need to be aware of the lawsuits between heirs.
