We had a flight of stairs replaced in just a couple/few hours with no vacancy day.As for wear, I think the STRs have easily more wear than B and above LTR tenants but, because everything is handled immediately, most STR repairs are modest.  

He needed 3 for stair stringers.

The proper replacements are steel filled with cement. 

You can tell who is cemented in the area, most STR PM's spend all their time selling you but don't get down to the nitty gritty.

If you have an escape ladder, many now require actual stairs for example.If you are going to need dormers, many towns and cities have specific rules about dormers.

We have modernized the entire home- no carpets wood stairs, porcelain wood grain tile throughout .

I built my houses in Brazil out of cement and rebar and bricks.

Cement platforms for piers (currently no platforms which is why the piers are sinking and damaged), new piers, and new sill platform where needed (entire north wall needs new sill plate and north part of East wall needs new Sill plate - not sure exactly how far the problem goes).
