I use and outside company to screen and it's typically only $45 for me per person and I ask the applicant to pay the fee.

But nowadays, it often seems that's all there is in the way of new blood in the field.

I have no need for the rent collection or tenant screening as this is a function my property manager does for me. 

New laws just make proper screening so much more important.  

I think screening will be your best friend if you go this route to prevent the most headaches. 2) I'd say the biggest problem renting by room is potentially laws about unrelated persons living in same household.

I'm not really sure how to properly screen tenants either.

I would start the whole process over with the tenant - application, screening, and approval.

I’d take this as a lesson learned and put more emphasis on the tenant screening process moving forward.
