Hello All, I am analyzing my deal and here are the detailsSmall Town , Couple of big Manufacturing plants and HQ for 1 of the fortune 500 Client.  

I’m not sure if we have a full service laundry service in our small town but I am definitely going to check to see.

In my mind, we've run a few scenarios - primarily airbnb, multi-family, college towns - but really not sure where or how to start.  

Successful hotel/STVR managers don t own hospitality properties because the ConC return is far less when owning a property vs NNN leasing the property within which or on which the business resides.By investing $25-$30k in furnishings on a property worth $250k, a management company can make a 100-150% ConC return.

If you want to market traveling nurses, perhaps closer to town or inside Tucson is where you want to be with your STR.

OP Lincoln is a great town since it is the state capitol, lots of government income, home of UNL, lots of medical etc.
