The landscaping was hard to judge because of the snow at the start of the project, so I budgeted $2,500 for quick sprucing up, but ended being $6,000 because of all the dead patches and the need for re-seeding. 

Any prep work (i.e. floor patching or leveling is extra). 

The buildings were built in 1985 and the roofs have been patched multiple times in multiple areas.

Currently we are patching up and remodeling the 12000sf warehouse section.

The coverage was terrible and I wouldnt use again.Scope of work:Exterior:-Reconnect two downspouts -Re-attached loose gutter to roof facia board-Demo broken concrete steps in front of house-Re-key 2 doorsUtilities:-Pex water supply replacing throughout -1/4 turn ball valve supply shut off valves throughout-Replace water faucet braided hose supply linesMain living areas:-Replace 5'x10' window in first floor-Patch a handful of plaster holes-Replace 2 pocket door faulty hardware-Replace screens on french doors-Remove carpet in 6 rooms-Patch hardwood floors (about 5 patch jobs)-Re-finish hardwood floors-Lay ~1200sqft vinyl tiles in entry way, downstairs Bath, hallway, kitchen, living room -Remove/replace ceiling tiles in living room with drywall.

Depending on the sophistication of the hospital, you *might* be able to get around that by calling the main number and just asking to be patched through to your tenant's room and say you don't know the room number.  

And on the way back we have an accident, I hit a patch of ice in Dallas and slide out of control thus bouncing off of the cement barriers like a ping-pong ball.
