I’m assuming your friend is catering more to the type of business person who will be working on their computer in their room the whole time, rather than someone who is, say, a traveling nurse or blue collar worker.

She wasn't going to be back for two more months (traveling nurse) and couldn't afford to pay the rent.

It's too short a timespan for a long-term lease on your home, the regulations in Nashville are too strict for you to do a short-term rental; you could do something like a corporate rental/rent to traveling nurses but then you'd need to furnish the house too.  

Here in the USA, since it is private, it can be expensive (you don't pay the test but probably have to pay the dr, nurse, the seat, the air you breath in the facility and all the crazy charges) and I'll bet the number of cases is much much larger that what is reported even now (if you conduct few tests you can only have few positive cases).

Before we removed furnishings this past Fall, we ended up with a delightful travel nurse who wants to stay a few more months.

I work as a nurse and I knew this lady who needed help.

Consider subdividing the units and renting out rooms to either students or rentals, or just traveling employees (nurses, contractors, etc.)Good Luck!
