@Christina Rogers  smart move a real estate sales career you can do all your life.. most wholesalers shelf life is lucky to be 6 months... there simply is not enough inventory for everyone who takes these courses or thinks they want to be a wholesaler to go around.. your all competing against each other..

Frankly and I was there Armando's students killed it.. we were early into Vegas in 2011 to 2013 buying homes basically all sub 120k I know if funded tons of them now average price in Vegas is closer to 300k for the same props.. when the foreclosures ran out ( thats what I was funding the flipper who was providing the inventory to Armando) they moved to Orlando and same thing we provided capital to buy fix and then sell to Students plus non recourse funding for IRA buyers.. same thing Students bought these for 70 to 120k each everyone of them has doubled or tripled..

That is why as mentioned on my listings, we are not decreasing prices and since the inventory is very low with minimal comps, we have turn key remodeled homes going on market, we are setting the prices of what these homes are worth.

But a lot of my clients that can get these better deals are now refinancing and keeping these and stacking inventory and when market conditions are such they can exit they will start selling and it makes sense hold them over 12 months and now you have a performing asset and you have cap gains instead of ordinary income.
