It is in a winter snow  area so I would extend the lease until spring.

People in Colorado don't want to have to deal with the snow but also we have lots of toys; expensive bikes, skis etc.

Not too much snow on the sea coast, some but if melts pretty quickly.

They refuse to pay for any shared expenses (snow removal, driveway repair). 

You can try other things like lawn care/snow removal included for first 12 months as well.

I live in an area that snows, so off st parking is a must. 

With this we attract lots of people over the summer, fall and even winter for the snow slopes.
