Get the property 100% especially the exterior to the point where no major cap improvements are needed for the foreseeable future - this is what enables less tenant phone calls and problems with the property and gives you more time to focus on growing your empire.

Many of us in So Cal are probably in same boat.For myself, I have a portfolio of about 18 doors in Inland Empire, mostly debt free, and would be interested in an asset based lender who would do debt for low points/fees/rates.  

This would be my first deal and put me on my path to building my real estate empire!! 

Two of my other kids live in an OC rental I own, which I discounted so they could afford to live here instead of the Inland Empire. 

If you own property, invest in real estate or are in the real estate industry in LA county, OC, and inland empire this will spread.  

There are risks in this strategy - relating to the market, borrowing cost, and the economy.Instead of beguiling yourself with the prospect of holding a vast array of poor quality houses does it make more sense to build a Real Estate Empire owning High Class good quality homes in nice areas?
