@Felicia NituIn addition if you actually want to realize that value, you need to count another 5% for selling costs, and the taxes from the sale.Assuming a 20% capital gains tax, your total ROI on the above scenario would be about 12%, even with the numbers you were using. 

We wasted several thousands of dollars with them until we realized that they weren't able to handle the project...After we fired them they turned around and offered me a job ;>) - I politely declined as I don't think the industry is setup to help us. 

Also, to your point, it's easy to realize returns off 35k invested - especially when the principle payment year 1 alone is around 15k.

I don't think the market will continue to appreciate as it has over the past few years and that equity isn't something I can realize until I sell the property which I don't plan to do. 

I don’t know what’s going on of course, but I can offer the possibility that the seller tried to negotiate the bill down and the contractor realized he was being squeezed so he took action.  

That experience made me realize I want to dive deeper into this space.Right now, I’m in the research phase—figuring out locations, property types, and strategies while working on funding and budgeting.

Accept it "as is" and fulfill the lease.By responding quickly, professionally, and confidently, they realize I am not an easy target and choose to move on.

There is so much more to consider in the STR space than you may realize.
