I don't think making this a nice remodel is going to help since you're likely not attracting the caliber tenants that's willing to pay more for something nicer... that tenant is looking to live in this area.Now, if you went the Section 8 route you might be able to push to the $1,300 - $1,400/mo range.

Land is very risky, and being in hawaii makes it even more challenging - thus reason we see higher rates on land. could it be less, yes, it could be in the 15% range but i would be shocked if someone would be in the 10-13% range.

I’ve often found that a property’s best path forward isn’t always the most obvious.. sometimes letting go unlocks capital for the next wave of growth, sometimes holding tight after refinancing keeps that reliable monthly boost (from what I’ve heard).I had a friend who snagged a multi-family in a similar price range about a decade ago.. at the time, it felt like a giant step.

3X is a GREAT entry for most as long as it's not a sinking ship or with crushing overhead and miniscule margins. 4X-7X is a normalized range for acquiring many different business's. 3X earnings?
